Current Status Accepted

- We have throughout tried to strengthen and clarify the wording of policies so as to ensure that the Plan is more robust and defensible at public inquiries.

- We have suggested a number of additional place-making objectives for Sevenoaks including: ensuring the prompt redevelopment of vacant sites such as the Farmers; redevelopment of land east of the High Street for mixed use including high density housing; and a comprehensive traffic and transport study of the town centre.

- We have expressed our concern about the Plan’s apparent failure to take account of the sub-regional context, particularly regeneration schemes such as Ebbsfleet Garden City and other planned for the Thames Estuary which aim to deliver tens of thousands of new homes close to Sevenoaks.

- We have also expressed our concern about the Plan’s lack of a coherent strategy for growth, both over the period of the Plan and longer term. Pragmatically putting together parcels of available land without regard to the infrastructure capacity and potential for further growth does not serve the aims of strategic planning.

- We believe that the Plan should either not attempt to define what are the “exceptional circumstances” justifying building on greenfield sites in Green Belt or make clear that it means the provision of social and community infrastructure which is genuinely over and above infrastructure that a developer would be required to provide through s106 obligations etc.

- We would urge that the Plan gives more specific encouragement of high density development at appropriate locations around transport hubs
