Comment

A combined Phase 1 Habitat Survey and Preliminary Ecological Appraisal was
undertaken by Sam Lunn for land at Cold Arbour Lane, Sevenoaks on the 12th of August
2016. This assessment was undertaken at the request of Tyrolese Limited, who wish to
make a planning application to build an, as of yet, unspecified residential development.
2. The site measures approximately 9 hectares in area and includes a single arable field
with two woodland parcels, two small areas of semi-improved grassland, scrub habitat
and hedged field boundaries. The majority of the site comprises of arable land with
very little biodiversity value.
3. The site has potential to support the following species; badger, dormouse, bats,
reptiles, ground nesting birds and great crested newts.
4. Further surveys have been recommended for all of the above species and these are
outlined in section 5.
5. The Dryhill SSSI is approximately 50m from the west boundary of the site, however the
A21 intersects the two sites reducing potential impacts from the proposed new
development.
