Summary
4.1.1 PJA has been commissioned by Dandara Ltd to advise on the suitability of site access
arrangements at the proposed development on land south of West End in Kemsing, Kent. For
the purpose of this assessment it has been assumed that the development would accommodate
up to 150 residential dwellings.
4.2 Conclusion
4.2.1 The note has identified potential access locations into the site could take the form of either a
mini-roundabout or priority junctions with West End. Alternatively, a single point of access could
be provided to serve the whole development with the internal layout of the site designed
accordingly to provide a loop arrangement.
4.2.2 A GIS analysis demonstrates that the site offers a sustainable location for development as it is
within walking distance of a number of local amenities situated in Kemsing village centre that
would cater for the everyday need of future residents and also benefits from existing regular
public transport services to a number of locations including Sevenoaks.
4.2.3 To conclude, the development site is suitable for allocation in the emerging Sevenoaks District
Council Local Plan from a transport perspective and adheres to key principles set out within the
NPPF and local policy guidance.
