On behalf of the Powell Property Partnership, please find attached a representations in respect of the current draft Local Plan consultation. As this promotes the addition of a new site, we have also appended a 'call for sites' submission form.
The site
2.1.1 The site is located approximately 1 mile south of Eynsford, situated on the west
side of Lullingstone Lane. It is reasonably served by the strategic road network
with the M20 and M25 being to the north.

The Draft SDC Local Plan seeks to deliver a number of new homes that falls below what is required to
meet objectively assessed needs. As a minimum this is would be 1,258 dwellings. However, if a 20%
buffer were to be applied, as is considered justified in this instance, SDC would have a shortfall against
the Standard Methodology of at least 3,552 homes, assuming that all identified sites are allocated.
This is a considerable shortfall and will only compound the issue of affordability and lack of

We are acting for the owners of the above site which has been included under your Call for Sites Scheme under ref. H0255. We note that it has not been included within the Draft Local Plan as it was felt that it was in an unsuitable location for development and site specific issues cannot be overcome.
We would ask you to reconsider this site as there are a number of important aspects which should be taken into consideration.

Sevenoaks Town. I think that the proposals for an large increase in population are based on incorrect assumptions about growth and what can be accommodated by the existing infra structure, both physical and social, without destabilising current communities.
Transport is a major issue, the present A25 is almost at gridlock for large parts of the day now.
The longer trains are full and the tracks too.
The proposed extra 1100 homes with perhaps 2-3000 extra people could not be managed on our roa

I wasnt able to understand the online commentary process, but hope that I can email you my comments directly. As a resident in the Montreal Park area, my family and I are rather concerned about some of the development plans in the area, especially the sites off Britains Lane.
We agree with the assessment that the sites HO177 and HO304 are unsuitable for development but wonder why site HO120 is not similarly classified as it is subject to most of the same constraints? The land is on a strongly p

Regardless of the above, draft Policy 1 (A Balanced Strategy for Growth in a Constrained District) seeks to establish the approach for directing new development and growth within the District.
In line with the NPPF, the policy prioritises development within the boundaries of existing town settlements and through the re-use of previously developed brownfield land. We are writing to oppose the developments proposed for the above two sites.
We understand the pressure on housing and am not opposed to new build even on green belt in certain circumstances. But:
- these sites include high performing agricultural green belt land: we agree with the principle that this should not be developed unless there are special circumstances. I have seen no such special circumstances nor special mitigations such as extensive community investments as part of these plans.

General Comments on the proposed Sevenoaks District Draft Local Plan.
Fawkham is a small rural settlement comprising of 220 houses and just over 500 people and it is classed
by Sevenoaks District Council as a hamlet. It also contains the conservation area of Baldwins Green.
Given this classification, the Council is concerned that Sevenoaks District Council have seen the need
to include 4 developments in the Sevenoaks District Draft Local Plan all of which have potentially
severe negative impact
