The Tyrolese site comprising open farmland and woodland on an undulating landform, lies to the south of Bessels Green and is situated in the Kent Downs Area of Outstanding Natural Beauty (AONB). SDLP Policy 3 states that proposals within AONB and their setting must conserve and enhance the character of the landscape. The SDC Landscape Sensitivity Assessment (May 2017) identifies the Tyrolese site as falling within the much larger Sevenoaks West (S4) sensitivity assessment area which is judged (p

The Tyrolese land is located adjacent to the urban edge of Sevenoaks and within the Green Belt with some parts within the Kent Downs AONB. It lies to the east of the A21 which has become a significant severance feature within the landscape, generating noise and restricting access to the countryside to the west. Key issues relate to exposure of north facing slopes to the North Downs. The provision of new woodland along the middle slopes would mitigate the visual effects of any development with th

A combined Phase 1 Habitat Survey and Preliminary Ecological Appraisal was undertaken by Sam Lunn for land at Cold Arbour Lane, Sevenoaks on the 12th of August 2016. This assessment was undertaken at the request of Tyrolese Limited, who wish to make a planning application to build an, as of yet, unspecified residential development. 2. In the SGBA the Tyrolese site falls within 21.6ha Parcel No. 47. The parcel has a score of 'moderate' against the NPPF Green Belt purposes. However, the sub-area in the north of the Parcel (RA-14), the boundary of which closely aligns with the Tyrolese site, is recognised to perform a much lesser Green Belt role against the NPPG Green Belt purposes and is found to perform 'weakly' if considered in isolation. As such, the SGBA recommends that "Parcel 47 meets the NPPF purposes strongly, but there

The Tyrolese site is situated adjacent the Sevenoaks Urban Area which includes Bessels Green. In SDC's Local Plan 2015-2035 Settlement Hierarchy (April 2018), the Sevenoaks Urban Area is the highest ranking settlement, having the greatest population (29, 218), number of services and facilities. The overall 'sustainability score' (587, Table 4) is over four times that of the next location in the settlement hierarchy. Despite this, just three Green Belt sites are recognised for release in this are

Suitability of Tyrolese Site for Residential-led development Suitability The Tyrolese site is an ideal site to accommodate growth due to its edge of settlement location. The land is also not constrained by flooding being situated in Flood Zone 1 (lowest probability) nor heritage given that there are no listed buildings, scheduled monuments or historic park/ gardens situated on the Site, although it is adjacent to a Conservation Area (Bessels Green) which itself contains a number of heritage asse
