The table of house types by tenure should be titled as such to make clear that the figures are meant to be read across the rows and not down the columns.
We question the allocation of as much as 20-25% of market housing for 4 bed units.
Para 5.20 In the second sentence we suggest adding the words "particularly social rented housing" after "Building new affordable homes", to emphasise where the real need lies.
Para 5.21 We question the "alternative approach" set out in the penultimate sentence

There is no evidence that building more housing in Edenbridge will affect house prices. It will simply encourage migration because houses here are less expensive than in areas nearer the centre of London. So if affordable houses are to be provided and this is to protect young people from the district, there would have to be a limit on who can obtain them and how they are sold on.
To keep control it would arguably be better that the Council take responsibility for providing the housing, so that

Haulfryn supports the approach taken to Policy 8 in which it plans to deliver homes to meet the
needs of the older population within the district. The Company provides specialist high quality
dwellings that can meet the accommodation needs of the District's growing over 55's
demographic.
Haulfryn considers that emerging Policy 8 is justified by the evidence provided to inform the
emerging plan.

Gladman note the policy on market and affordable housing mix and whilst generally are supportive of the text
in the policy as it relates to an element of flexibility with regard the split of house types on any one site, we
would encourage the Council not to lose site of the fact that site specific circumstances or viability reasons
could mean that such mix policies may have to be further flexed or relaxed in some instances.

SKE acknowledge that the provision of new homes should contribute to meeting the needs of current and projected households. The District has a high proportion of large homes, however, given the District's ageing population, the Council recognise that the ability to retain young people is vital in order to provide a more balanced demographic. The Council therefore wish to sift towards a requirement for smaller dwellings, to increase the proportion of lower cost housing available in the District.
