COMMENT Para 5.20 Some towns such as Edenbridge already have a large percentage of low-cost housing, a legacy from the London Estates of the 60s/70s. These do not seem to have helped reduce prices nor in the provision of affordable housing in the town for those who aspire to own their own home. I see this as a major challenge to the Local Plan.

Policy 8 - Affordable Housing As you state elsewhere, inward migration (often from areas such as London) is a factor in Sevenoaks's growing population. Local prices and the availability of houses to first-time buyers will be skewed by more affluent incomers who have sold their properties in London. Many affordable developments in the District have been purchased as Buy-to-Let. Such activities distort an already broken housing market for first-time buyers. I see this as a challenge to the Plan.

These are figures across the District. The risk is that the smaller homes will be built in the towns with development in villages such as Otford will be predominantly larger homes (5-7 bedrooms) as at present. There should also be provision for applying this mix to rural communities.

It is extremely difficult to interpret what the data is supposed to be indicating (Should the columns &/or rows add up to 100%? How will SDC and the Local Plan prevent the re-designation of accommodation? The Government's Nationally Described Space Standard has drawn much criticism not least from the RIBA. I can understand that you have to refer to this document but do we really need to mention micro homes which are smaller still and may become the new Victorian slums of the future?
